This medical retrofit project required full coordination and technical execution of structural and miscellaneous steel in such a limited space area of work. Our company led the complete project management of the steel scope—from early planning to final installation—ensuring seamless collaboration with the GC, design team: Architect and EOR, Shop for Fabrication, Use of Equipment, Delivery, suppliers, and subcontractors to deliver an efficient, code-compliant, and field-adapted solution.

➤ Pre-Construction & Fabrication Oversight: Performed field surveys prior to fabrication to verify real site conditions. Reviewed and managed shop drawings from “For Approval” through “Issued for Field Use / Construction and Fabrication,” coordinating closely with the detailing team. Assisted in material lists, supplier engagement, and logistics planning.

➤ Technical Coordination & Design Adaptation: Participated in coordination meetings to resolve layout conflicts with sprinklers, ductwork, and drains. Worked with the structural engineer to propose Florida-compliant alternatives to originally specified metal deck. Issued RFIs and provided field-driven solutions to align with the design intent.

➤ Equipment, Logistics & Site Management

Managed equipment rentals, delivery schedules, and phasing plans. Participated in weekly project meetings and maintained control of cost, quality, and field performance. Developed lifting strategies and custom auxiliary rigging components to safely install structural elements in areas with restricted access.

Field-Related Activities (On-Site Execution) included, but were not limited to:

➤ Site Logistics & Erection: Supervised steel erection activities including columns, girder, beams, joists, girt walls, stairs, and railings, etc. Coordinated crane operations, lifting plans, and airspace compliance. Determined, coordinated and monitored the use of equipment for steel erection. Walked the jobsite regularly for inspections and progress tracking. Ensured safety compliance during active installation with subcontractors and field crews. Resolved field issues related to soil compaction, staging, and real-time conflicts.

➤ Subcontractor Oversight: Bid out and awarded scopes to subcontractors. Monitored subcontractor performance on quality, safety, and adherence to schedule.

➤ Safety Plan Execution: Delivered and enforced the Site-Specific Safety and Erection Plan (SSSEP). Verified field crews’ certifications (OSHA 10/30, equipment operation, competent person). Provided Emergency Response protocols and conducted toolbox talks as needed.

Scope of Work Summary

➤ Project Planning & Fabrication Coordination: Took over project responsibility from the moment of award, overseeing all phases from detailing to final installation. Coordinated closely with the fabrication manager and QC lead to plan the production process and define phase-by-phase deliverables. Reviewed material take-offs, material Lists and sourced and ordered all required materials, accessories, hardware, and tools. Coordinated with external vendors for steel rolling, galvanizing, and other services as needed. Scheduled fabrication timelines to match field logistics and jobsite readiness.

➤ Submittals, Drawings & Design Coordination: Managed the shop drawing and calculation submittal process, including responses to GC, architects, and engineers. Reviewed shop drawings against architectural and structural plans to ensure compliance and constructability. Issued RFIs, assist in clarifying design conflicts and field requirements.

➤ Site Phasing, Logistics & Subcontractor Management: Developed a phased plan for detailing, fabrication, and erection to align with storage and installation sequencing. Bided and contracted subcontractors, selecting teams based on qualifications and scope-specific capabilities. Coordinated logistics including lodging, per diem, and transportation for field crews. Managed crane rentals, equipment scheduling, and jobsite deliveries based on work progression.

➤ Field Execution & On-Site Support: Performed site inspections and verified job readiness in coordination with the GC. Delivered Site-Specific Safety Plans, arranged access paths, and enforced site safety compliance. Provided on-site support for layout issues, element identification, and immediate resolution of field problems. Coordinated delivery and erection of joists and metal deck, ensuring integration with structure and schedule.

➤ Financial & Administrative Management: Assisted in reviewing and preparing payment applications, including percentage tracking and earned value analysis. Reviewed scope of work breakdowns, prepare, tracked and get approval for Change Orders, and supported communication with the client’s accounting and management team. ➤ Structural Steel Planning & Integration: Managed the coordination of all structural steel components, including integration with existing structures and newly expanded areas of the dealership. Oversaw installation and layout of roof-mounted screen walls, designed to conceal HVAC units from public view. Addressed challenges with field adjustments required to tie new steel systems into existing roof framing.

➤ Architectural Interface Coordination: Coordinated all storefront steel interfaces, working directly with the glazing and window subcontractor. Verified alignment, slope, and elevation of storefront openings to ensure a precise fit for curtain walls and window systems. Ensured all steel anchorage met both architectural finish requirements and structural stability.

➤ Vendor & Subcontractor Collaboration: Managed subcontractor scopes related to storefront framing, screen wall steel, and miscellaneous structural anchors. Facilitated communication between field crews, glazing vendors, and the general contractor for real-time resolution of conflicts.

➤ Drawings, Shop Submittals & Inspection Support: Reviewed shop drawings for accuracy against design intent and site conditions. Coordinated field verifications and layout checks prior to installation. Participated in inspections and ensured all steel components met city and project-specific compliance.

➤ Phased Execution & Coordination: Managed the project in clearly defined phases, each with separate schedules and scopes. Reviewed and submitted shop drawings, calculations, and RFIs in coordination with the GC and detailing team. Oversaw the layout and installation of roof screen walls, coordinating with the GC and panel subcontractor to ensure proper alignment, structural capacity, and wind load compliance.

Scope of Work Summary

➤ Full Steel Scope Management: Managed the fabrication and erection of all structural and miscellaneous steel components. Bid out steel packages, awarded to subcontractors, and supervised both their performance and Litecrete’s in-house support crews. Oversaw and coordinated all steel field crews to ensure safe, high-quality, and timely installation.

➤ Technical Coordination & Submittals: Oversaw the complete shop drawing review cycle—from “For Approval” to “Issued for Construction / For Field Use”—including coordination with the GC and design team to submit drawings and structural calculations required for city permitting. Issued RFIs and assisted in clarifications directly with the GC, design team (Architect and EOR), detailing teams, and iFLY corporate. Participated in virtual coordination meetings, as this iFLY was a new prototype differing from prior locations.

➤ Logistics, Site Phasing & Equipment Use: Developed a phased erection and delivery plan due to space limitations on site. Scheduled material deliveries and coordinated crane operations for each phase. Monitored equipment use and managed on-site movement of steel and tunnel components.

➤ Field Supervision & Inspection Support: Maintained a strong on-site presence during all critical phases of erection. Assisted field crews directly with layout clarification, element identification, and location verification to ensure accurate installation. Participated in walkthroughs and inspections with the inspectors, providing immediate solutions to field issues. Ensured that all work met quality standards, timeline goals, and safety regulations.

➤ Budget, Schedule & Quality Oversight: Tracked labor and material costs across all scopes. Ensured compliance with the project budget while maintaining adherence to design quality. Adjusted scope and plan as needed through Change Order requests in coordination with the client and GC.
